If you can find an experienced contractor for your home improvement projects and household repairs, you will feel as if you have made a new friend for life. While there are many home improvement professionals offering services including plumbing, electrical and HVAC, it is hard to find a contractor you can trust and will perform quality work on your home. But with so many professional home improvement contractors available, how do you find the one who will be the best fit for your home repair projects?

The first source of information for most people is from word of mouth. Friends and family members will be more than willing to recommend a home improvement or repair professional that they have worked with in the past. While this is a good starting point, you should also inspect some of the work they did to ensure it was done properly.

While it may seem like a chore to inspect the workmanship of a contractor, you will definitely want to be certain they can perform the work that you need done with precision and care. If you’re looking to remodel your kitchen, make sure you visit homes that have had their kitchen remodeled by the same contractor. Certainly, a contractor who has done great work on the exterior of a home but has never remodeled a kitchen before will not be the right fit for your project. Seeing physical examples of a professional contractor’s work will make your final decision easier and you can rest assured knowing that they will do the work properly for your home improvement project.

You can also ask your local hardware store for some recommendations. They have working relationships with dependable contractors who they may suggest for your specific home improvement project. You can also contact reputable engineers and architects to see whom they’ve worked with in the past and which contractor did the best quality work.

Once you have narrowed down your choices, contact the contractor directly. Find out if they have the proper licenses and insurance. Discuss the project and explain in detail the work you would like done. Be sure to listen to what the contractor can offer you and any suggestions that they may have. When you’ve made your decision, ask for a contract to be drawn up so you can have all the necessary documentation in writing before any work is to be done.
As a homeowner, it is extremely beneficial to find a reputable home improvement and repair contractor you can trust for servicing your entire household. If you can find a contractor who will complete electrical and plumbing projects as well as general HVAC service, you will have found an invaluable asset for the maintenance of your home. You can build a long and trusted relationship with an electrical, pluming and HVAC contractor for all your home service needs.

Mr. Oliver is a marketing agent of John Nugent and Sons. The home improvement contractor is a certified electrician, plumber, and HVAC specialist.

Termite damage seems to be a growing problem, especially in areas where moisture and humidity are high. Even if you live in a dry environment, termites can still be a problem, especially if there is moisture from water leaks and water leaks come from leaky pipes and roof damage.

Most homeowners don’t realize the damage that moisture does too wood and very few homeowners and even contractors realize the damage that water can do to wood when it gets wet. I know plenty of contractors and professionals in the home improvement and home repair business that don’t understand the damage that moisture can do to your home and it’s time that we start educating some of these people.

Not only does water destroy wood, but it also attracts pesky termites and once this happens we have problems. If you have a water leak over a long period of time and you don’t have any termites, the wood will start to rot and will eventually need to be replaced.

If you have a water leak and you do have termites, pretty soon you’re going to have a lot more of these pests running around your home, eating every little piece of wood and other things that you wouldn’t even think of, until you fix the water leak, control the situation and get rid of the termites.

Just remember, wet wood attracts termites and termites attract home repair bills. Don’t let these pesky creatures destroy your home or your financial abundance. If you see any signs of termite damage, make sure that you get some more information about the damage that these insects can do.

If you are like me you enjoy doing home repair and improvement projects. It’s very satisfying to, say, finally get that leaky faucet fixed or fix that closet door that never shut. You get to sit back, look at it, then look at it some more and say to yourself “I did that!”. As a home owner it seems like there is always something to fix, improve or install around the house. As a pro I see people everyday that want to know how I do stuff. It’s funny how the customer will sometimes stand behind me to see what I’m doing or linger in a conversation a little too long while I’m working. I still knew the process would be difficult to repeat because they can’t see the thoughts: “Watch out for this” and “Remember that”. Sometimes they come right out and ask me to tell them how to do a project on another part of the house. It was difficult for me to tell them since that is how I earned my living!

However I did get a certain satisfaction from showing my helpers, with some understandable anticipation, how to do certain things. College students wanting summer work, mostly. I actually had a “pseudo” training program for them and I know they took that knowledge with them for the rest of their lives. I can imagine them in later years answering the primordial call: “Honey, can you do something for me today?”

Its satisfying to me to be able to tell people how to do what I do. Install a new front door, make a new counter top or install a new wood floor. Imagine having free instructions on how to do just about any project around the house. It’s nice when you have someone directing and coriographing you on how to do certain projects that might otherwise seem undoable. It makes your project that much more fun and satisfying!

I am a 51 year old handy man who has been in the business for 25 years +/-.

I have had a framing business, a trim and finish business and worked as the general contractor on many different projects. I love my work and I also enjoy helping people do thier own home repair and improvement projects.

There are four basic ways to join pipe and tubing:

o	Pouring lead in the joint

o	Screwing together threaded pipes and fittings

o Soldering

o	Gluing or cementing

At one time plumbers sealed the joints of black iron pipe with hot, liquid lead. Today, however, sewer pipes are joined with clamps and neoprene gaskets.

Most galvanized pipes are threaded. They can be screwed together without any preparation, but the joint will leak until it rusts shut. It is also very dif

ficult to turn the pipes. Teflon tape makes the job easier and seals the joints as well. Be careful though. Teflon makes the threads turn so easily that you can tighten them too far and break the pipe.

Copper tubing is usually soldered. Clean the joint with steel wool or sandpaper. Do not touch the joint after cleaning. Your fingers may leave some grease that will repel the solder. Apply a light coat of noncorrosive soldering flux to the ends to be joined, both inside and out. Assemble the joint exactly as it will be when finished.

Now light a propane torch. When the flame settles down, move the torch so the blue tip of the flame is 1/2 to 3/4 inch from the joint. Heat the entire joint and along the tubing for 2 to 3 inches in all directions. Watch where you’re pointing the flame. Heat until the flux begins to boil. Do not overheat.

Remove the torch and touch the solder to the end of the joint. If the joint is clean and fluxed and has been heated to the right temperature, the solder will melt immediately and flow through the whole joint. Do not move the joint until the solder has cooled. If the joint is too hot, the solder will not stick. In this case, use pliers to pull the flame settles down, move the torch so the blue tip of the flame is 1/2 to 3/4 inch from the joint.

In this case, use pliers to pull the hot joint apart. Let it cool, clean it, flux it, and start again.

It is impossible to solder a wet joint. Even a drop of water is too much. If you’ve turned off all the valves and opened every faucet, and water still trickles through the line, stuff some bread uphill in the line. This will stop the water long enough to solder. Later when you turn on the water, the bread will dissolve and be flushed out the nearest faucet.

Plastic pipe joints are the same as copper tubing joints except they are cemented instead of being soldered. After cutting and cleaning the edges with a file and knife, brush cement around the outside of the pipe and the inside of the fitting. Plastic cement is really a solvent that dissolves the plastic surface. When it evaporates (in about 10 seconds) the joint is fused. This doesn’t give you much time to position the joint and wipe away the excess cement. After plastic pipe has been glued, there is no way to take it apart except by cutting.

Use plastic cement with great care. Avoid breathing the fumes and keep it away from eyes, mouth and skin.

Before soldering copper tubing, clean the ends to be joined. Use sandpaper, steel wool, or a wire brush. Then with your finger or with an old toothbrush apply flux to the surfaces being joined. Use a light coat, but cover the area completely.

To join plastic pipe, cut the pipe, clean the cut edge with a pocket knife, a file, or sandpaper. Brush cement on the outside of the pipe and the inside of the fitting. Join and hold for 10 seconds. There is no way to pull this joint apart again.

How would you know if you are eligible for grants for home repair? Even more so if you want to buy the house but it need some repairs to be done before it is safe and secure to occupy. This is likely to turn into a common catch-22 situation. The bank will not lend you the money to buy the house unless the repairs are done and you can not do the repairs until you purchase and own the house.

The US Department of Housing and Urban Development (HUD) can help you with this lousy situation. You need to know beforehand that lavish projects such as a garden house or a pool will not be funded. One of the main factors involved in awarding grants for home repair is the inevitability and the urgency of the repairs to be done.

The importance of applying as soon as possible for your grant for home repair can not be stressed enough. The sooner you apply the better the chances are that you will be able in receiving a grant for home repair in the same budget year. In the event where you will not be able to receive a grant for the current year due to the budget being depleted you will need to wait until the new fiscal year. In such an event you can ask to be put on the waiting list for the next financial year’s budget. Remember if you retract your application you might end up waiting longer, because someone els would have taken your place in the line.

When you are not sure whether your project will qualify for a grant for home repair, you can make contact with the HUD office. There you will obtain the latest first hand information on what is possible for your specific circumstances and they will assist you through the necessary process.

While on advice and guidance, take note that with the assistance of the Department of Housing and Urban Development, it is very much possible that you can be awarded a grant for home repair without the help of a grant company or consultant whom you need to compensate for their service and advice. The service provided by the HUD is free. With a little time to make contact your HUD office and time to complete their application form you can go through the whole process yourself.

In the event where you will be making use of a grant company of consultant, make sure how long does their application process take and what does it all entail. It is unlikely to wait 6 months for an answer. Further be cautious for 100% guarantees. There is no way that your application can be guaranteed before the relevant authority has submitted your application.

Do you want to build or improve the house of your dreams?

Tips on Acquiring Home Repairs Prior to Home Selling

There are many factors buyers think through before they would even consider putting down an offer. One of the main aspects they give particular notice to is the appearance and condition of the property. And as a seller, it is your responsibility to ensure the property is free from any damage.

The obligation to implement repairs or minimal replacements can later on work for your benefit. If you have pursued proper measures in addressing damages in the property, you can claim it as a way to market your home. Any estate buyer would naturally aim to spend their finances on a sound investment. Once the buyer is impressed with your property through the listing photos, he is most probably inclined to visit your home. And if he sees that the photos reflect the real good status of your property, he can easily make an irresistible offer. With that scenario, prioritizing fixing damages can definitely pave your way to a successful sale deal.

The task to detect repairs would be easier if you walk through your entire house. List down all the areas that need to be addressed. Classify the damages according to urgency and costs. Repair some of the damages that you think you can accomplish on your own. You might need to prioritize areas that can be easily seen. Common uncomplicated damages you can easily fix include loose switches, loose hinges of windows, doors, cabinets and cupboards, broken locks, rusty curtain rods, broken tiles and/or roof shingles, leaky faucets and peeling off wallpapering or paint.

Repairs can be very inexpensive as minimal replacements are all you need. Light bulbs, nails, screws and buckets of paint are some materials you can use in changing some aspects of your home. Opt for energy-efficient and cost-effective replacement materials. Note that cost-effective materials are not necessarily cheap. There are some materials that may cost a little more than the standard ones but can perform longer and better. And with such assurance, you can be saved from too-soon expenses on replacing them again.

Regularly cleaning your home and its surroundings can save you a great deal of time, money and effort to be devoted for repairs. Dusting, wiping and polishing surfaces can help sustain good condition of furniture pieces and fixtures, especially those made from wood. Overgrown plants should be trimmed and your lawn should be mowed on a weekly basis. Tree branches and weeds should also be cleared off from the gutters.

On the other hand, you should not discount the help a professional inspector can do to your property. Drainage, plumbing, septic system, water supply or well deposit, air quality foundation of the structure, heating and cooling equipment, insulation and electrical wiring are the major aspects of your home that would usually necessitate for an elaborate professional inspection. You will need professional service as there are special gadgets and methods used in evaluating such aspects of your home. For example, detecting presence of lead, asbestos and other harmful gases would be hard for the naked eye. Particular testing and sampling gadgets and methods are only available to licensed inspectors.

This act can serve as another means to promote the well-maintained condition of your property. You can include in the description of your property that it has gone through professional inspection. Thus, you can attract more buyers. Be mindful that the inspection report should include the items repaired and the areas left as is. This document and receipts of the repairs can be attached to your seller’s disclosure. Through this, you are providing your prospective buyers transparency. You can then easily gain their trust that your property is in tip top shape.

Anyone who owns a house will tell you that there’s always something to fix. Someone said once that when you own a house, every year you fix something small and every four years you fix something big. The problem is that if you have to pay for all those small fixes and that big one when it comes along, at the rate that contractors charge, it’s going to cost an arm and leg. Maybe a lung too. You’ll long for those days when all you had was a small apartment.

Even before you fork over the cash you have to make sure the person you hire is honest and reputable; a combination not easily found. There are horror stories of people hiring someone to do a job and the person takes half the money either up front or halfway through the job they’re never seen again. Others complain that when the job was done and they paid their money, things start falling apart not too long after and the contractor is nowhere to be found.

You can save yourself all this mental anguish and your hard earned money simply by learning to do some things yourself. While a lot of people find it intimidating to fix a leaky faucet or repair the deck, those things are not that difficult. In most cases the first one just needs a new washer (for those of you with older faucets). Sure you’re going have to set some time out of your day and get your hands dirty but when it’s over, you get a great deal of satisfaction from a job well done(if you do say so yourself) and the fact that you saved a ton of money by not hiring somebody. In fact that last point is where the majority of the money on home repair bills go. There are some plumbers and electricians out there making almost as much money as doctors.

A few years ago I had to rebuild my deck and just looking at what had to be done made me want to bite the bullet and hire someone. In the end I did it myself over about four weekends (I have a 9 to 5 job) and it’s still standing very strong and looking good. It took me about two hours to knock out all of the old wood but once I started I was motivated to finish it and have a nice deck. Now I’m not suggesting that you start rewiring your entire electrical system because that’s dangerous if you don’t know what you’re doing. In fact the farthest I ever go with anything to do with electricity is change a light bulb. For any other job that won’t send a thousand volts through your body, there are a lot of easy to follow books you can buy to do your own repairs. It only seems hard at first because it’s new to you; but once you get going and finally finish you’ll be bragging to the neighbors and making your wife (or girlfriend) roll her eyes.

It’s hard to read the news without hearing about ways that government agencies are trying to boost economic conditions (and spirits) with different types of incentives. From the “Cash for Clunkers” program to tax credits for first-time home buyers, there have been some good ideas. While much of the Economic Stimulus package appears on a slow-track progress (typical of the legislative process), there are incentives that homeowners who are considering selling or remodeling might want to investigate. On the one hand, separating your home from the pack is a good idea as the market becomes a little more competitive and sellers begin to reclaim the advantage. On the other hand, whether or not you’re thinking about selling, tackling a home improvement project to make things more comfortable will be welcomed by all family members.

The News That Turned

For real estate experts, there were long periods of discouraging news. Among the biggest was the key indicator of list price versus final sale price. With an overwhelming majority of homes going under sale price quarter after quarter, the numbers are turning the other way. The discrepancy in most markets is minimal. In places like California, buyers with a bargain on their mind are being forced to go above the asking prices. Either some crafty pricing is at work or some of those Stimulus Package efforts are starting to seem effective. One of the big winners is the $1500 tax credit being offered for homeowners who switch to energy-saving home renovation projects. Whether it’s window replacement for poorly insulated spots around the house, or appliances that do double the work for half the energy, the time has certainly been ripe for these changes.

A New Boom?

The last thing homeowners want to hear about is an impending boom. Everyone knows that for any boom there is a bust somewhere behind it. However, in the case of home prices, the numbers are starting to look like health is possible. Some experts believe the credit for first-time home buyers (a Stimulus tactic) has something to do with the turn of events. Sellers who are looking for ways to make their home stand out as the market shifts need look no further than their kitchen and bathroom. The classic “attack zones” of any sale process are still king, whatever market comes. That means cleaning up the fading cabinets in the kitchen and putting a new face on bathroom tiles and fixtures. With the amount of headaches facing first-time buyers right now, the strategy for making a home AEAP (“as easy as possible”) has never been more timely.

The Right Timing

With real estate it’s always about timing. With repair projects it’s quite similar. As the cost of living has stayed generally flat, manufacturers are offering their best prices in years. As the tide turns, the deals will start to disappear.
