Repair grants can be a very useful way of getting essential work carried out, without having to worry about it breaking the bank. They are, however, very difficult to qualify for. Most of the time, loan funds will be made available to carry out the same repairs, but with a requirement that the money be paid back to the lender. There are strict requirements laid down for qualification for either the grant or the loan, and if these are not met, no money will be paid.

The scheme is administered under Section 504. To qualify for home repair grants or loans, you will need to either be a United States citizen, or at least someone who has a legal right to reside in the United States permanently. The age limit is sixty two years. You will need to be on a very low income, less than half the average income for the county in which you live. To qualify for a loan, there is a requirement that you are able to make repayments from your current income.

You will need to be both the owner and the occupier of the property which will be repaired and improved as a result of the loan payment. The credit requirements are strict, in that you need to have a reasonable credit history, but you also need to be unable to secure the credit anywhere else. If you are unable to meet the repayments on a loan, you may be able to qualify for a home repair grant. There are restrictions on the amount of money which can be lent, and also on the purposes for which the money can be used.

There is a limit on the amount of any loan, which must never exceed twenty thousand dollars. The limit for grants is even less, $7,500, and that limit is a lifetime limit. The loan limit is a maximum threshold, so it is at least technically possible to borrow that amount of money, pay the loan down, and then top the loan up so it reaches the limit again. Restrictions on the possible use of the money include not paying off any existing debts, not making any improvements away from the property site, and not making changes which do not affect safety issues.

The purpose behind the grants for home repairs scheme is to reduce safety risks, and, as a consequence, reduce the burden on health services. Although the criteria for loan improvements are not quite so strict as those for grant money, they are still stringent. Good uses for the money include the repair of any roof, heating system overhaul, repair of gas or electricity fixtures, and insulation. Any of these are acceptable uses for Section 504 repair grants.

If you are a grandparent or parent of a midsize member of the next generation, you probably are being offered “help” each time you pick up a tool to begin some home repair project. They don’t drive a nail in as quickly as your big heavyduty hammer, but they are more easily used by smaller hands and biceps. The hammer really should be matched to the size of the nail anyway, so be sure to provide boxes of smaller sized nails. And how about those cute little locking pliers that are only inches long? You could add whatever tools seem to be needed and used. Just keep on with that patience you developed when they were five or six. They will make mistakes, but you did, too, and still do, once in a while.

But don’t make the mistake of buying too many tools all at once. It tends to overwhelm them and they really should learn the use of them one at a time. There is another great big mistake to avoid. My mother-in-law was selling her house and she had a home inspection company, do the required home inspection, so that she could sell her home, under the required guidelines of the government. The home inspector also left her with an estimates for the home repairs, that needed to be done.

I only had one word to say about this estimate, it was the most ridiculous home repair fee that I had ever seen, up until that point in my life. I have seen plenty more sense and continue to be amazed at some of the prices that some of these home inspection companies, charge for their services.

There are certain things that I don’t recommend your average do-it-yourselfers to repair on their own. Structural home repairs are one of them. If the structure of your home is compromised in any way, make sure that you think twice before attempting to do these repairs on your own.

Over the years, I have had to replace some extremely difficult structural beams, posts, walls and roof framing. To give you an idea, about how difficult some of these repairs actually were, I have even had experienced contractors contact me to make repairs for them.

If contractors are calling me who have over 20 years of experience in the construction industry to make structural home repairs, because these repairs even intimidate them, you should think twice before attempting the same. I’m not trying to scare anyone here, I’m trying to save you a little bit of money and frustration.

If you’re thinking about replacing a structural post that’s holding up a corner of your home, that suffering from wood rot and termite damage and you really don’t understand how much weight this post is holding up and you haven’t created the proper supports, before you remove the post.
