Real estate grants are not provided just to help with home improvement. This could help you purchase a new washer and dryer, dishwasher, or heating and air conditioning system.

Storm Damage Roof and Home Repair Dayton Ohio

If you’re really interested in saving money, you need to learn how to do your own home repairs. I don’t know how many times I go to someone’s home to fix something simple and the homeowner says,” I could’ve done that myself.” I just paid you a couple of hundred dollars to do something simple. It just doesn’t make any sense, why more people don’t do their own home repairs.

A little while ago, I repaired a damaged wood post that was holding up the front porch. I was only there for three hours, but the homeowner didn’t see the amount of time that it took me to go down to the lumber yard and then paint the wood post. All he saw was the three hours I spent on the job and the amount of money that he paid for the home repair.

When the homeowner gave me the check, he thanked me and I went on my way. I could tell what was going through his mind, he was thinking about how much money he could’ve saved by doing at home repair himself. I run into this often and tell my clients the same thing. You could have done that yourself, if you actually knew how to make the repairs.

Here are some simple house repairs that most homeowners should be able to do on their own. Exterior wood damage like siding and wood trim replacement. Interior wall damage, faucet water leaks, tile floor repairs, paint preparation and painting, caulking cracks and filling in holes and replacing door knobs. There are plenty of other simple home repairs that homeowners can do on their own with a little help from their library.

If you don’t know anything about a home repair that needs to be done in your house, check out a few books from your local library or visit your online bookstores for more information.

How would you know if you are eligible for grants for home repair? Even more so if you want to buy the house but it need some repairs to be done before it is safe and secure to occupy. This is likely to turn into a common catch-22 situation. The bank will not lend you the money to buy the house unless the repairs are done and you can not do the repairs until you purchase and own the house.

The US Department of Housing and Urban Development (HUD) can help you with this lousy situation. You need to know beforehand that lavish projects such as a garden house or a pool will not be funded. One of the main factors involved in awarding grants for home repair is the inevitability and the urgency of the repairs to be done.

The importance of applying as soon as possible for your grant for home repair can not be stressed enough. The sooner you apply the better the chances are that you will be able in receiving a grant for home repair in the same budget year. In the event where you will not be able to receive a grant for the current year due to the budget being depleted you will need to wait until the new fiscal year. In such an event you can ask to be put on the waiting list for the next financial year’s budget. Remember if you retract your application you might end up waiting longer, because someone els would have taken your place in the line.

When you are not sure whether your project will qualify for a grant for home repair, you can make contact with the HUD office. There you will obtain the latest first hand information on what is possible for your specific circumstances and they will assist you through the necessary process.

While on advice and guidance, take note that with the assistance of the Department of Housing and Urban Development, it is very much possible that you can be awarded a grant for home repair without the help of a grant company or consultant whom you need to compensate for their service and advice. The service provided by the HUD is free. With a little time to make contact your HUD office and time to complete their application form you can go through the whole process yourself.

In the event where you will be making use of a grant company of consultant, make sure how long does their application process take and what does it all entail. It is unlikely to wait 6 months for an answer. Further be cautious for 100% guarantees. There is no way that your application can be guaranteed before the relevant authority has submitted your application.

Repairing Cracks in Your Basement Ceiling

If the finished ceiling in your basement is cracked, first you want to see if you can figure out what is making the cracks appear. Frequently it is simply the house settling, and as tiny foundation shifts occur in the house, the walls and ceilings are prone to cracking. The problem with not understanding what is causing the crack is that after you make the repair, you may simply get another crack. So try to identify the cause, and make sure that it is not going to occur on a regular basis. Most cracks can be fixed easily with a few, simple techniques.

Be Safe

Any time you are doing any type of home repair, you always want to consider your safety. If your home was built more than twenty-five years ago and you have a textured ceiling, it is possible that you may have asbestos in your ceiling. Before you begin to make any repairs, you need to take a small sample of your ceiling material and have it tested. There are kits that you can use to send in your own sample for analysis, or you can call a professional in to make the assessment for you. Do not disrupt any of your ceiling material before making sure that it is free of asbestos.

Simple Repair Techniques

Once that you are certain that you do not have asbestos present in your ceiling, then you can begin repairing your cracks. Again, with safety in mind, make sure to wear glasses or safety glasses when doing your repair. Since you are working overhead, you will have debris falling on you, and the last thing you need is plaster in your eye. So wear protective eye gear as you are performing your repair. If the ceiling is textured you will need to remove the textured layer so that you are working with a smooth surface. Use a putty knife to scrape away texture material until you arrive at the flat drywall. Then use a sanding sponge or sandpaper to sand the area perfectly smooth.

After the area is perfectly smooth, and all debris is removed from the area, you can use a mud trowel to fill any small cracks in the wall with drywall compound. If you have larger cracks in the wall, you will probably want to tape over them with drywall tape first. Then apply several thin layers of drywall compound over the tape making sure that the compound completely dries in between each layer. Once the repair is complete, you can sand it smooth. If your ceiling has texture, then you will want to add texture back to your space and again let it thoroughly dry. After all repairs and textures are completely dry, you can prime the area and paint it to match the rest of the ceiling.

Other Fixes

Along with cracks you may also see damage in your drywall ceiling like exposed screws or nails. To fix either of these problems, tighten or reset the screws or nails, and then fill the area with a little drywall compound. You can repair nicks and gouges the same way. For larger damaged areas, you may need to cut out a piece of the wall and replace it with new drywall. Then simply tape the seams and add a couple of thin layers of drywall compound to complete the repair.

The Basic Home Repair Tool Kit – Part Two

Drill, Bits, Drivers and Screws.

The home repair tool kit has undergone a transformation over the years. When I was a boy, there were no power tools in my father’s vast array of tools. The brace-and-bit and folding wooden rule have gone these days. Now, everything needs to be plugged in or recharged. Not a bad thing at all, but not being a carpenter, like my father before me and his before him, I wonder how mobile power tools make the professional carpenter.

My father’s tool bag was a tarpaulin bag that opened with a very wide mouth so that all the tools could be displayed without removing them from the bag, making selection easy. He could take everything he needed up onto a roof with him. I imagine that his father’s tool bag looked very similar, probably indistinguishable. Now, you need a van to carry everything and leads and a generator or rechargeable tools.

However, the jobs to be done remain the same and the rule for buying tools remains the same, buy the best you can afford. So, let’s take a look at a few modern tools that would make up a very well-equipped set of tools.

Power Drills: this is a good example of what I was saying above. The power drill comes in two forms: the plug-in variety and the cordless, rechargeable type. The plug-in drill is usually more powerful and so needs to be used for larger jobs, big holes in hardwood or concrete, that sort of thing. The cordless is fine for everyday jobs like putting u a picture or a shelf. It is safer too as there are leads for animals to chew through or people to trip over. Choose a model that has variable speeds, is reversible and with a hammer. Variable speeds is useful for drilling different materials: slow for hardwood or concrete, faster for pine etc. Reversible in order to remove a bound bit and hammer to make drilling concrete easier, a lot easier.

Pro Tip: when drilling a hole for a screw, measure the depth you need to go on the bit and wrap a piece of sticky tape around the bit to mark it off. Drill until the tape touches the surface.

Drilling for Screws: when pre-drilling for a screw, you can need up to three different size bits for a perfect job. Drill the first (pilot) hole with a bit a little thinner than the thread of the screw; the second bit needs to be the width of the shank and only go down as deep as the shank is long and the third bit must be the size of the head of the screw. This is called countersinking.

Pro Tip: if you are to drill a large number of exact same holes, buy a bit that will drill all three jobs in one operation.

Screwdrivers: it is important to choose the correct size and shape head of the screwdriver for each screw, otherwise, you could strip the screw head or slip and scratch the surface that you are working on. The three main types are: flat head, Phillips and square-drive. They also come in different sizes to match the size of the head of the screw, which in turn reflects the amount of force necessary to drive the screw home.

Pro Tip: you can get quite robust screwdrivers that have interchangeable heads. This is handy when you are working up a ladder or in a confined space without a mate.

Screws: there are two basic types: the traditional wood screw with a shank and the modern drywall and deck screws without. The first type requires pre-drilling but the second type is self-tapping all the way – even self countersinking.

Pro Tip: if you have a lot of them to put in, get a variable speed power drill and a Phillips head screwdriver bit. Use the drill on slow.

Basic Tips & Tools For Do-It-Yourself Home Repair

When approaching home repair, there are many jobs that a handy person can do themselves. Doing your own work assures that the job is done correctly and to your specifications. Most every home improvement business can answer any questions that you may have and they will probably also have any “How-to” booklets that you may need.

But before taking on a task such as replacing cabinets, shutters, railings, columns, doors or door surrounds, floors or floorboards, or anything else in need of repair or replacement, you will need the proper tools. When purchasing tools, buy only what you will need for your first project. Try not to suffer from illusions of grandeur. If you decide that you want to do this on a regular basis, you will eventually have a nice set of home repair and improvement tools. Buy quality tools-you don’t want to spend money on the same tools over and over.

The following is a list of starter tools that will come in handy:

  • Hand Tools - hand saw, sturdy hammer, a set of adjustable wrenches, a utility knife, a set of screwdrivers, a set of pliers, C-clamp, level, files, vise, putty knife, brushes-wire and paint, and a chisel, a universal staple gun, and a caulking gun.
  • Power Tools - circular saw, a jig saw, a reciprocating saw, an electric drill and drill bits, an electric sander.
  • Hardware - assortment of nails and screws, hinges, door and cabinet hardware, screw hooks, and brads.
  • Supplies - assortment of sandpaper, spackling compound, duct tape, steel measuring tape, all-purpose and wood glue, caulk, paint and primer, and mortar.

A few tips to live by when working on your home:

  • Start Small - As excited as you and your family might be, don’t attempt large projects right off of the bat. Doing this will save you time and money in the long run. If you have never been a do-it-yourself person, tackling a large job may put you on the fast-track of “I just want to get this done!” thinking. Starting small and learning and making strides will give you a sense of accomplishment and an enthusiasm to tackle a bigger project.
  • Tackle ONE Project at a Time - Sometimes this is difficult to do, but try to keep projects to a minimum. Taking on too much can become overwhelming and you might have a tendency to throw your hands in the air with so much to do. You should try to enjoy do-it-yourself home improvement. Finishing one project before starting another one will make you feel better about working on your own home.
  • Don’t Perform Any Task That You Are Not Completely Comfortable With - Let’s face it, you may be smart but that doesn’t mean that you can do everything. Some jobs require the help of a professional-that may be a specialized contractor or an architect.

Following these simple guidelines should get you well on your way to do-it-yourself home improvement. Remember to put safety first and learn something from every project.
